Best Practice for Fire Risks Assessments in a Holiday Let

The Fire Risk Assessment is a legal requirement for holiday letting no matter the size and type of holiday let. The legislation was introduced as part of the Regulatory Reform (Fire Safety) Order 2005 FSO and sets out the responsibility for fire safety.
At Beach Retreats we work with local specialist contractors and Cornwall Fire and Rescue Service to ensure that correct practices are implemented in every holiday let we manage. So what are the key measures and how are they implemented?
Who can write a Fire Risk Assessment?
According to the legislation, the responsible person must ensure a suitable and sufficient Fire Risk Assessment is undertaken. Ultimately, the owner is responsible for the safety of guests. If they have sufficient competency they may be able to create the document, detailing all the requirements under the FSO with suggested rectifications where required, giving details of dates of which these will be completed . While the annual Gas Safety Certificate or the 5-yearly Electrical Installation Condition Report must be carried out by a qualified and certified professional, this is currently not the case for Fire Risk Assessments.
Instead the author must be a ‘competent’ person. At Beach Retreats we recommend using a specialist company to compile this, ensuring your guests safety.
What information is recorded in a Fire Risk Assessment?
The document can be broken down into sections covering:
Identifying hazards in and around the holiday let.
• Identifying who is at risk; primarily guests but anyone else who may attend the property such as housekeepers or tradesmen.
• Identifying the means of alerting those at risk to the outbreak of a fire and how to escape.
• Record all actions and steps taken to minimise risk of fire and review the assessment annually, along with the servicing of fire extinguishers.
• Keep one copy of the Fire Risk Assessment in the property and another away from the property to be produced on request by an investigation officer in the event of a fire.
Key requirements to meet legislation for holiday lets.
• Smoke alarms must be connected to each other (interlinked) and be in all bedrooms as well as a heat detector in the kitchen.
• Rechargeable torches should be provided in bedrooms. These plug in to a mains socket to retain charge and automatically light up in the event of a power cut, allowing guests to escape the property safely. Example here – amazon.co.uk
• Escape route doors should have a thumb turn lock on the inside, not a key lock.
• The Fire Risk Assessment should be reviewed and updated every year, and fire extinguishers should be serviced annually.
