WHERE IS IT? 

12 Cannery Row is a luxury three-storey wharf house, located on the brand-new North Quay development in Hayle. It was recently featured in Livingetc - modern home and design.

This retreat is situated on an UNESCO World Heritage Site and directly overlooks Hayle's tidal harbour and estuary. Uniquely, the property also benefits from its own private adjacent mooring, for guests to enjoy. 

12 Cannery Row is the perfect place to watch the fishing boats bob in at high tide, freshly caught lobster in tow, and to spot sea birds meandering the shallows when the tide is low. A waterside walkway leads under the ground floor balcony of Cannery Row to the mouth of the estuary and  the three-mile expanse of golden sandy beach that stretches from Hayle Towans across to the iconic Godrevy Point beach in west Cornwall. Across the other side of the estuary lies the grassy fields of the West Cornwall Golf Club, with beautiful views across the sea. Hayle's town centre is home to a generous handful of beachfront eateries, from laid back cafes to fine dining restaurants, inviting you to sample the taste of the coastline through locally sourced ingredients. 

A little further along the beach's shoreline you'll find Gwithian, with its flat open sand perfect for racing, kite flying and horse riding too - you'll often see ponies being taken for a canter in the shallows. Before long, Gwithian morphs into Godrevy and the iconic lighthouse stands proud on the skyline, rearing up from its rocky outcrop bright white against the sky. Famed for inspiring Virginia Woolf's novel To the Lighthouse, it's a feature of the landscape loved by locals, surfers and visitors alike. From here, the rugged coastline sweeps away from the beach and over the National Trust owned headland to the inaccessible Mutton Cove, home to a Grey seal colony.

Back in Hayle, the Saltings nature reserve is a prime place for murmurations in the shoulder months and Carbis Bay and St Ives are a short hop away by train. The ultimate scenic route, it clings to the coastline, promising photo-worthy vistas galore.  

INSIDE:

  • Spacious open plan living, kitchen and diner on the first floor, with floor to ceiling trifold doors that can be slid back for the ultimate inside outside atmosphere, leading onto the first floor balcony offering uninterrupted views over Hayle estuary. 
  • All rooms have been professionally interior designed by Lydia Allen Interiors, with textures of rustic wood and soft fabric, calming, natural colour tones, and leafy plants throughout.
  • Beautiful living space features a four-seater sofa, two armchairs, coffee table, side tables, 42 inch Smart TV with Freeview, magazine rack and wall to wall glass trifold doors which can be opened entirely, revealing the proximity to the water. The doors lead onto the balcony which looks down onto the water and mooring just below.
  • Dining space consists of a table, bench and four chairs seating six, with views of the water on one side and beautiful sand dunes on the other, the perfect place to reconnect with loved ones over fresh seafood and wine. 
  • Fully equipped kitchen with central island and three stools, induction hob, Quooker hot water tap, oven, fridge freezer, Nespresso coffee machine, kettle, toaster, juicer, washer/dryer, dishwasher, microwave, and door with Juliette balcony.
  • WiFi.
  • Cot and highchair available.
  • Underfloor heating throughout.

SLEEPING:

  • Cosy and comfortable master bedroom on the second floor with a king size bed, bedside tables, open hanging space, dressing table and stool and en-suite shower room with walk in rainfall shower, WC, basin and heated towel rail. 
  • This beautifully designed bedroom has a mezzanine floor with a glass balcony overlooking the living area, and from the bed you can see the water through the window below. Please note this bedroom does not have a door and is not suitable for children.   
  • Bedroom two with a super king size bed on the ground floor, with two double wardrobes, bedside tables, 24 inch Smart TV, installed safe and panoramic sea views through the glass sliding doors which lead out onto a second private balcony, the water immediately below. 
  • En-suite shower room with walk in rainfall shower, WC, basin and heated towel rail.
  • Bedroom three on the ground floor features a king size zip and link bed (can be made into two singles), two bedside tables and hanging rail.
  • Family bathroom featuring a bath with shower overhead, WC, basin and heated towel rail.

OUTSIDE:

  • Ground floor terrace accessible from the ground floor bedroom, with two chairs, a side table and calming views of the estuary directly below. This is the perfect spot to sit with a sundowner and watch the water rise as the tide flows in.
  • Second balcony with two chairs and a table overlook immediate estuary views, accessible from the living room. Open the wall-to-wall trifold doors to connect this space to your living room, inviting the fresh sea air inside. 
  • Undercover storage for wetsuits and surf equipment. 
  • Private tidal mooring adjacent to property, for kayaks, stand up paddleboards and boats up to 80ft (prior consent from the harbour master required).
  • Private parking for one vehicle on the drive. Additional private parking nearby.

  • North Quay is an ongoing development, please note there will be building work nearby. 
  • No smoking within the property.  
  • Sorry, no pets allowed.
  • Refundable damage deposit of £500, due with full balance.  
  • Short breaks available outside of school holidays.
