Water`s Edge is a large, contemporary five bedroom house spectacularly positioned just 100 paces from the sand at Mawgan Porth has direct access to the beach footpath from its private, landscaped gardens. Recently refurbished, the property enjoys breathtaking views over the bay from most rooms. With a generous first floor furnished balcony and decking area, there is plenty of opportunity for alfresco dining, sunbathing or simply drinking in the view.

Mawgan Porth is a wide beach on the north coast of Cornwall, backed by high dunes. At low tide, the beach here reveals a huge expanse of sand which is perfect for sand castles, kite flying and beach games. Close to the beach, you`ll find a shop cum deli selling all the essentials plus some luxuries, a pub and a restaurant. Otherwise, Mawgan Porth is characterised by its off the beaten track character and relaxed feel.

Ground floor large living room with plenty of comfortable seating and wood burning stove, flat screen television with Sky Plus, DVD player and multi-room music system, as well as WiFi. Separate seating area with spectacular views over the bay, selection of books and games. Study area. Centrally heated. Downstairs family bathroom with shower.

Spacious kitchen/diner with tiled flooring, Rangemaster electric oven, hob, dishwasher, fridge, freezer and microwave oven. Large dining area with table and seating for 10 with fabulous sea views. French doors provide access to outside decking area and gardens and private pathway down to the beach. Games room with television and DVD player plus Play Station with games. Utility/beach room with space for wetsuits. Twin bedroom with ensuite shower room.

First Floor large master bedroom with kingsize bed, double aspect windows with excellent sea views and ensuite bathroom. King size double ensuite bedroom with sea views and access to the furnished balcony. Third double room with sea views and access to the furnished balcony. Twin bedroom. Spacious family bathroom with separate shower enclosure with power shower, bath with hand shower over, basin, W.C. and heated towel rail.

Outside is a large double garage incorporating a utility area with sink, washing machine, tumble dryer and drying facilities. Extensive private landscaped gardens include a large decking area furnished with table and chairs, lawns, feature lighting, a small stream (young children must not be left unattended) and a gate opening onto the footpath that leads directly to the beach.

There is a private drive with parking for three cars. Telephone (for emergency use only), iron, ironing board and hairdryer. Gas central heating. Holiday Concierge service available. Travel cot and highchair available. Cautionary deposit of £200 required when booking. Weekly stays only.
