Access to small and cosy ‘snug’ room with settee and chair, plus TV, DVD with surround sound. Master bedroom estuary views and with door opening to decking area plus ensuite bathroom with feature roll-top bath with hand held shower over, W.C., bidet, basin and heated towel rail. Lower ground floor: Double bedroom (king size bed) with estuary views, with ensuite shower room (W.C., basin, large walk in shower and heated towel rail); twin bedroom with two single bed plus truckle bed, estuary views and door leading to garden, further twin bedroom with plenty of storage and estuary views. Family bathroom with feature roll-top bath with shower, W.C. and basin. Utility room with easy access from the garden with WC, washing machine and dryer, sink and clothes airer plus small shower room. Outside: A fantastic bonus for families is the separate boat house which features two sofas which convert to small double beds, a games room with full size table tennis table, darts board and a shower room – ideal for teenagers wanting some independence. A large furnished decking area provides fabulous views over the estuary towards Padstow. There is also a private landscaped garden with views over the water and a barbecue area for disposable BBQ’s with table and chairs for ten. The property includes parking for up to four cars.
